Sample · NABU Compare · model comparison · in development

Two issues of one building model, compared.

Illustrative sample. Fictitious project data.

An excerpt of the model comparison part of a NABU Compare report, a module in development: elements of the Contract issue paired with the Tender issue, counted as added, removed or modified, and read by discipline, level and category. The changes that matter are named and graded.

Model comparison, Contract issue against Tender issue

Federated model, five disciplines. Elements paired by identifier, then by type, level and position where identifiers changed. Grades indicate effect and indicative cost as read from the model; they are a reviewer's aid, not a valuation.

1Summary

48,912Elements compared
1,207Added
388Removed
3,541Modified
2,119Property-only changes

Property-only changes are modified elements whose geometry and placement are unchanged; they are included in the modified count. Unchanged elements: 43,776.

2By discipline and category

Ten categories carry 62 percent of the compared elements and 66 percent of the changes. Mechanical ducts and pipes hold most of the added and removed elements, following the riser relocation at the podium (F-02).

Compared = elements present in either issue. Rows sum to the totals; the last row carries electrical, fire, plumbing fixtures, generic and other categories.

3Changes per level

Podium levels GF to P2 hold 42 percent of all changes. In the tower the count falls level by level from L3 upward and rises again at L14, where the roof plant and the lift overrun were re-planned.

5Findings

Six of 38 graded findings. A finding groups the element changes that share one cause. Major: alters structure, fire strategy or clear dimensions. Medium: alters a system or a room without changing the strategy. Minor: properties or finishes, no spatial effect.

  1. MajorShear wall SW-3 thickness 300 to 350 mm at L3 to L8
Twelve wall elements modified in geometry and type. Core clear width on the south side reduced 50 mm; corridor finish line and door D-07 move with it on six levels.
    F-01StructureWalls (shear)L3 to L812 elementsgeometry, type
  2. MajorRiser shaft R-2 relocated 1.2 m north at podium levels
Shaft opening and enclosure walls re-placed on GF, P1 and P2. Fourteen duct and nine pipe elements re-routed; two podium beams at P1 and P2 notched where the new opening falls.

  3. MediumTransfer beam TB-07 at P2 depth 900 to 1,100 mm
One framing element modified in geometry. Soffit lowered 200 mm over the P2 drop-off lane; clear height there is 4.30 m against 4.50 m at Tender issue.

  4. MediumSupply duct main SD-1 enlarged 600 x 400 to 700 x 400 mm, L5 to L14
128 duct elements modified; 36 fittings replaced. Ceiling void on the east corridor is 20 mm short of the enlarged duct plus insulation at L9 to L14.

  5. MinorDoor type D-14 replaced by D-14A on L3 to L14
96 door elements changed in properties only: fire rating 60 to 90 min, leaf thickness 45 to 54 mm. Openings and placement unchanged.

  6. MinorBalcony slab edge extended 150 mm on the north elevation, L6 to L14
Nine floor elements modified in geometry. Edge beam EB-N unchanged; the balustrade line moves with the edge on nine levels.
